The 3-year fixed-to-adjustable-rate mortgage (also known as a "3-year ARM") is a 30-year loan that has a fixed interest rate for the first three years. For the remaining 27 years, the interest rate is variable.
The current interest rate for the first three years is 5.750% (6.412% APR for conforming loans, or 6.546% APR for jumbo loans).
After three years, the interest rate and APR will adjust every year, depending on market conditions, based on an index and margin.
This means that the interest rate and APR—and monthly payments—may increase or decrease every year after the initial three-year period.

A sample payment scenario for a loan of $300,000 at the current 5.750% interest rate (6.412% APR) would be 36 payments of $1,750.72, followed by 324 payments based on future variable rates which adjust every year.

In most of the country, the maximum conforming loan limit for one-unit properties is $832,750. In "high-cost" areas, the maximum conforming limit may be up to $1,249,125. The "high-cost" areas loan limits are established annually by the Federal Housing Finance Agency (FHFA). These higher limits are designed to make homeownership more affordable in areas with the highest home prices.
